Role Summary

The Director of Real Estate Transactions is an integral member of the Site Development team, partnering with project teams, Development Leads, and legal counsel to advance site acquisitions. This role combines technical expertise in land diligence and contract execution with strong relationship-building skills, working closely with sellers, brokers, and internal stakeholders to drive successful, timely, and compliant transactions that support the company’s growth.

Travel: Ability to travel up to 40% for company gatherings or to project sites.

Location: Denver, CO (hybrid in-office role)

Compensation: $170-$215K (Offers Bonus)

Essential Responsibilities

  • Evaluate prospective sites, conduct detailed title reviews, property boundary assessments, ownership verification, and contract evaluations to ensure alignment with project objectives

  • Lead all real estate due diligence activities, including title analysis, mineral rights evaluation, and site surveys, to support accurate risk assessment and acquisition decisions

  • Negotiate purchase agreements, options, easements, and related contracts to secure favorable terms, mitigate risk, and advance project timelines

  • Collaborate with internal and external counsel to prepare, review, and finalize real estate agreements, ensuring contracts are legally sound and strategically aligned

  • Oversee and coordinate all aspects of land closings, ensuring transactions are executed accurately, efficiently, and in full compliance with contractual and legal requirements

  • Build and maintain strong relationships with sellers, brokers, and other stakeholders to facilitate negotiations and resolve transactional challenges

  • Identify, assess, and resolve risks associated with land and contract acquisitions, including title defects, encumbrances, compliance issues, and land use restrictions—developing proactive risk management strategies to protect company interests

  • Provide clear, regular reporting on acquisition progress, contract milestones, and key risks to Development Leads, project partners, and senior leadership

  • Monitor real estate market trends, regulatory developments, and competitive activity in target geographies, advising leadership on acquisition opportunities and portfolio risks

  • Maintain organized and compliant records of all contracts, amendments, correspondence, and closing documents in accordance with company data management policies

  • Drive continuous improvement by developing scalable diligence, reporting, and transaction processes that strengthen team efficiency and effectiveness

Education, Skills, and Experience

  • Bachelor’s degree in a relevant field (e.g., business, real estate, law) and 7+ years of experience leading large-scale, complex real estate transactions in the data center, industrial or related real estate industries

  • Proven track record of negotiating complex purchase agreements, options, easements, and related real estate contracts

  • Strong understanding of land title procedures and mineral rights, with the ability to interpret surveys and report

  • Experience managing land closings and coordinating due diligence, including title review, surveys, mineral rights, and environmental assessments

  • Demonstrated ability to work with external stakeholders, including authorities having jurisdiction (AHJs), utilities, and economic development agencies to advance complex infrastructure projects

  • Excellent written and verbal communication skills, with an ability to convey technical and legal information clearly to diverse audiences

  • High level of integrity and professionalism, with a focus on confidentiality and ethical conduct

  • Comfortable working in a fast-paced, dynamic, and cross-functional environment and a collaborative mindset with the ability to work across legal, finance, and development functions

  • Strong financial and commercial acumen, with experience evaluating the feasibility and ROI of large capital investments
