As a private equity-backed platform, we acquire, integrate, and optimize operating companies and real estate portfolios across the U.S., leveraging technology and data-driven insights to drive value creation.

We’re in a period of rapid growth — expanding our national footprint and enhancing operational excellence across our portfolio. The Associate Asset Manager will play a critical role in supporting portfolio performance, driving financial results, and contributing to Proper’s mission of building the most efficient and forward-thinking real estate operating platform in the market.

About the Role

The Asset Manager will oversee the financial and operational performance of a growing portfolio of multifamily assets. This individual will collaborate with cross-functional teams, including property management, finance, and acquisitions, to execute business plans and maximize returns.

This role requires strong financial and analytical skills, a deep understanding of asset-level operations, and the ability to communicate insights clearly to senior leadership and investors. The ideal candidate is proactive, detail-oriented, and thrives in a fast-paced, data-driven environment.

Key Responsibilities

  • Support oversight of a regional multifamily portfolio, ensuring properties meet or exceed financial and operational performance goals.
  • Monitor property financials, operating statements, rent rolls, and budget-to-actual variance reports.
  • Develop and maintain financial models and dashboards to forecast performance, assess ROI, and inform decision-making.
  • Collaborate with property management teams to drive NOI growth through revenue optimization, expense control, and capital project execution.
  • Conduct site visits, review leasing performance, and identify value-add opportunities to improve asset efficiency and profitability.
  • Participate in monthly and quarterly performance reviews, presenting financial and operational insights to senior executives.
  • Support underwriting and due diligence for acquisitions, assisting in integration and stabilization post-closing.
  • Partner with accounting and finance teams on cash flow forecasting, capital planning, and lender reporting.
  • Prepare investment summaries and contribute to investor reporting and portfolio updates.

Qualifications & Experience

  • Bachelor’s degree in Finance, Real Estate, Business, Economics, or a related field.
  • 3–5 years of experience in multifamily asset management, real estate finance, or investment analysis.
  • Strong financial acumen with advanced proficiency in Excel (pivot tables, sensitivity analysis, IRR, DCF modeling).
  • Exceptional analytical and quantitative skills with the ability to interpret and communicate complex financial data.
  • Solid understanding of property operations, capital planning, and performance optimization.
  • Strong communication and presentation skills, with the ability to engage confidently with leadership and partners.
  • Organized, self-motivated, and capable of managing multiple priorities in a fast-paced environment.
  • Willingness to travel for property visits and portfolio reviews (approximately 1–2 times per month).
  • Experience with Yardi, RealPage, or similar property management systems preferred.

 Benefits

Proper offers a comprehensive benefits package designed to support employee well-being and long-term success, including:

  • Medical, dental, and vision insurance
  • 401(k) plan with company match
  • Paid time off (PTO)
  • Paid company holidays
  • Professional development opportunities
  • Collaborative, growth-oriented team culture
