Overview

Avison Young’s U.S. Capital Markets Group is seeking a highly motivated and analytically driven Analyst to join our dynamic and growing Charlotte, North Carolina team covering the Carolinas and the broader Southeast region. This position presents a unique opportunity to play a pivotal role in the execution of complex commercial real estate transactions, encompassing debt and equity placement, investment sales, and development modeling.

 

The Analyst will provide essential support to senior producers, working directly on high-profile assignments across all major asset classes (multifamily, industrial, office, and retail). The ideal candidate is a detail-oriented self-starter with a strong foundation in real estate finance, exceptional financial modeling skills, and a passion for the deal-making process. This role provides a direct path for professional growth and significant exposure to all facets of the capital stack and transaction lifecycle.

Responsibilities

Financial Analysis & Underwriting:

  • Develop sophisticated and dynamic financial models in Microsoft Excel and Argus Enterprise for underwriting real estate assets.
  • Analyze property-level financial statements, rent rolls, operating budgets, and capital expenditure plans to determine a property's value and cash flow potential.
  • Prepare comprehensive cash flow projections, debt and equity return analyses (IRR, Equity Multiple, Cash-on-Cash), and complex scenario/sensitivity analyses.
  • Model various debt structures, including senior mortgages, mezzanine debt, and preferred equity.

Transaction Execution & Marketing:

  • Assist in the creation of best-in-class marketing materials, including Offering Memorandums (OMs), Broker Opinion of Values (BOVs), lender/investor presentations, and pitch books.
  • Conduct in-depth market research on economic trends, comparable property sales, and leasing data to support underwriting assumptions and positioning strategies.
  • Manage the due diligence process by collecting, organizing, and analyzing property-level documentation, legal agreements, and third-party reports.
  • Coordinate with clients, lenders, investors, and legal counsel to ensure a smooth and timely transaction closing process.

Market Research & Business Development:

  • Track and analyze capital markets trends, lender programs, and investor appetites within the Southeast U.S.
  • Utilize internal and third-party data resources (CoStar, Real Capital Analytics, Real Capital Markets, AVANT) to generate market insights and support business development efforts.
  • Assist in preparing presentations and financial analyses for new business pursuits.

Qualifications

  • Bachelor’s degree in Real Estate, Finance, Economics, or a related field.
  • 10+ years of professional experience in commercial real estate finance, capital markets, investment sales, or acquisitions.
  • Expert proficiency in Argus Enterprise is essential.
  • Advanced financial modeling skills in Microsoft Excel.
  • A strong understanding of fundamental real estate concepts, valuation, and debt/equity structures.
  • Exceptional quantitative and analytical skills with meticulous attention to detail.
  • Excellent written and verbal communication skills; ability to distill complex financial information into clear, concise presentations.
  • Proven ability to manage multiple projects in a fast-paced, deadline-driven environment.

Preferred:

  • Experience working on transactions in the Southeast U.S. market.
  • Strong grasp of data visualization tools (Tableau, Power BI) is a plus.
  • Proficiency with the full Microsoft Office Suite (PowerPoint, Word).
