About the Role
As a Junior Business Analyst – Asset Management on Z Modular’s Program Management & Project Analytics team, you will play a key role in building and maintaining the data foundation that powers decision-making across our multifamily real estate portfolio. This position requires strong analytical skills, attention to detail, and a passion for turning data into actionable insights. You will work closely under the mentorship of the Business Analytics Manager to ensure the accuracy, consistency, and availability of critical information impacting development, asset management, marketing, and operations.

You will collaborate with cross-functional teams—including Development, Asset Management, Marketing, and Operations—to deliver accurate reporting, meaningful analytics, and process improvements that drive growth and operational excellence. This is an on-site role located in Troy, MI

What You’ll Do

Core Data Operations

• Validates, cleans, and maintains datasets on construction costs, rent rolls, operational performance, and portfolio activity across multiple platforms (including Yardi, Entrata, Hellodata.ai, and others).

• Normalizes and prepares data for reporting and analytics, ensuring integrity across both U.S. and Canadian markets.

• Assists in the integration and updating of data for use in Power BI dashboards, Excel models, and internal reporting systems.

Reporting & Analysis

• Generates, updates, and distributes weekly, monthly, and quarterly reports with actionable visualizations and summaries for business leadership.

• Tracks and monitors core metrics, such as rent pricing, occupancy, leasing velocity, and operational KPIs, to inform decisions in development, leasing, marketing, and ongoing operations.

• Supports the creation of reports analyzing digital marketing KPIs (website traffic, cost per lead, ad performance, engagement, lead attribution, and ROI).

Team Support & Collaborative Projects

• Responds to data and reporting requests from Development, Asset Management, Marketing, and Operations teams under the guidance of the Business Analyst Lead.

• Works closely with the Marketing team to analyze campaign effectiveness, lead generation sources, leasing funnel performance, and marketing ROI.

• Assists with segmentation analysis and prospect behavior insights to support marketing strategies, content personalization, and improved targeting.

Process Improvement & Documentation

• Supports the development and documentation of scalable, repeatable reporting and data management processes to enhance team efficiency and cross-functional workflows.

• Ensures all data handling processes are conducted with accuracy, confidentiality, and alignment with company data governance standards.

Growth & Learning

• Takes initiative to build relevant business, technical, and industry knowledge, learning directly from team leads and cross-functional partners.

• Participates in special projects, analytics initiatives, and ongoing professional development opportunities as assigned.

Who You Are

• Bachelor’s degree or equivalent experience in Business, Finance, Data Analytics, or related field.

• 1–3 years of experience in data analysis, business operations, or analytics support (including internships or projects).

• Advanced Microsoft Excel skills (Pivot Tables, Power Query, complex formulas, Index/Match).

• Familiarity with Power BI or other data visualization tools.

• Strong analytical, problem-solving, communication, and presentation skills.

• Detail-oriented with excellent organizational and documentation abilities.

• Able to work independently and adapt to a fast-paced, start-up environment.

• Regular, full-time, predictable attendance required.

• Promotes health and safety practices in line with regulatory and company requirements.

Preferred Qualifications

• Experience with real estate or construction platforms (Yardi, Entrata, CoStar, Hellodata.ai).

• Exposure to Power Query, SQL, or Power BI DAX.

• Strong interest in real estate development and business analytics.
