Job Summary
The Project Manager (PM) oversees all aspects of the building process, from final contract until completion of the job. The job of the PM is to plan, budget, manage, and document all aspects of the project(s) they are assigned. This position will drive performance, reduce variation, decrease waste, increase speed, and champion the principles of continuous improvement. The PM will routinely work with the leadership team providing updates and ongoing analysis of each project. The PM will also serve as the primary liaison for JK2 with our clients and subcontractors for their assigned project(s).
Essential Job Functions
- Develop project build strategies and be fully involved in project planning to include, but not limited to: project phasing, takeoff, bidding, scheduling, fabrication, production, finishing, installation, subcontractor solicitations and vendor solicitations.
- Manage project scopes, deadlines, timely coordination and clear communication to leadership and client.
- Guide the client and team through the design implementation process including conceptual, schematic, design development and construction documentation and signoff.
- Manage project performance against schedules, scheduled milestones and critical path items on multiple projects.
- Develop and maintain master project schedules and manage the successful execution of projects, so that completion falls within intended time-frames and within budgets.
- Work with the estimating department to prepare budgets and estimating costs (based on time, labor and materials for initial budgeting, change orders and T&M work).
- Responsible for quality control of all shop drawings to include reviewing and redlining drawings, track process from submittal to approval, and coordinate changes between trades. Identify coordination items to reduce potential fabrication/install issues.
- Prepare, track, and coordinate all submittals, samples and RFI’s, to ensure project details will be coordinated and relayed to the shop for fabrication.
- Conduct field measurements and verify site conditions against architectural and shop drawings to identify any discrepancies prior to field install.
- Coordinate deliveries and installation with GC's and subcontractors including equipment and truck rentals, delivery schedules, and site access.
- Develop the basic knowledge and understanding of the different product types, materials, surfaces, finishes, etc. (i.e. wood, metal, plastics, fiberglass), used to fabricate themed products.
- Work closely with the production team, and take an active role in the manufacturing process and quality control.
- Manage vendor performance to ensure execution and compliance with contractual requirements, all regulating entities and client expectations.
- Directly responsible for developing new opportunities through the maintenance and expansion of existing client relationships and by developing new relationships.

Requirements
Education, Experience and Requirements
- Bachelor's degree in Construction Management, Wood Technology, Engineering, building science or relevant field, PMP or equivalent certification or, any equivalent combination of experience and/or education from which comparable knowledge, skills, and abilities have been achieved.
- 3 years minimum experience in commercial millwork.
- Able to read architectural drawings/blue prints.
- Skill in estimating time and material requirements of work projects assigned.
- Skill in supervising the work of others and managing budgets.
- Experience with laminates. Wood veneer, hardwoods, doors and hardware, moldings, etc. is a plus.
- Creative and theming project experience is a plus.
- Knowledge of advanced computer skills, PC based. Proficiency in Microsoft Office, Bluebeam, Adobe Acrobat.
- Thorough knowledge of the common practices, tools, terminology and safety precautions of the carpentry trade.
- Must be able to work more than 40 hours per week, weekends and holidays as required by business needs.
- Must have a clean driving record with a valid Florida Driver License and proof of insurance.
Physical Requirements
While performing the duties of this Job, the employee is regularly required to use hands to finger, handle, or feel and reach with hands and arms. The employee is frequently required to stand; walk; stoop, kneel, bend, crouch, or crawl and talk, hearing and visual acuity, frequent near vision use, exceptional hand-eye coordination, frequent stressful conditions and make repetitive motions. The employee must regularly lift and /or move up to 70 pounds, frequently lift and/or move up to 25 pounds. Must be able to handle hazardous materials in a safely manner. Must be comfortable climbing up tall ladders, scaffolding, and working at general elevated levels
Working Conditions
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Work primarily in a climate-controlled environment with minimal safety/health hazard potential. Must be able to work in extreme weather (Cold/Heat). May on occasion work outdoors. Exposure to dust, odors, machine sounds and noises that are distracting and uncomfortable. Work physically near other people or in tight spaces with others.
