Property Manager

Cypressbrook Multifamily Management is seeking an experienced and results-oriented Property Manager to oversee all operations of a multifamily community. This leadership role is responsible for managing onsite teams, driving occupancy, maintaining budgetary goals, and ensuring a superior resident experience. We are committed to maintaining high standards of excellence through speed, skill, and stewardship.

Reports to: Regional Property Manager


Key Responsibilities

• Supervise and lead the onsite team including leasing, maintenance, and office staff to ensure community goals are met.

• Develop, manage, and adhere to the annual property budget and track monthly financial performance.

• Ensure timely rent collection, bank deposits, and enforce lease terms including evictions and delinquency management.

• Approve and code invoices; manage vendor contracts and verify certificate of insurance compliance.

• Conduct regular property inspections to ensure a high standard of appearance and function.

• Provide leadership in hiring, onboarding, training, and performance management of all onsite staff.

• Resolve resident complaints promptly and maintain high standards for resident retention and customer service.

• Coordinate make-ready scheduling and unit inspections with the Maintenance Supervisor.

• Execute leasing and renewal strategies and review all notices to vacate to analyze trends.

• Stay updated on market trends, shop competitors, and adjust pricing recommendations as needed.

• Prepare weekly and monthly operational reports and submit to corporate in a timely manner.

• Ensure community compliance with Fair Housing, ADA, FCRA, and all local/state/federal regulations.


Qualifications

• Minimum 3 years of experience in onsite multifamily property management, including 1 year in a managerial role.

• Background in employee supervision, financial reporting, and operational oversight.

• Fair Housing Certification (or willingness to obtain prior to hire).

• Strong leadership, communication, and conflict resolution skills.

• Proficiency in Microsoft Office and property management software (e.g., Yardi, OneSite).

• Must have a valid driver’s license and pass background check and drug screening.

• Ability to work a flexible schedule including weekends as needed.

Requirements

      Fair Housing Certification, willingness to obtain prior to interacting with prospective residents.

      Demonstrate an ability to support and contribute to community team.

      Demonstrate strong oral and written communication skills.

      Operate telephone, personal computer/keyboard, Microsoft Office including Word and MS Outlook, community software.

      Must possess a positive attitude and the ability to smile under all circumstances.

      Participate in training in order to comply with new or existing laws.

      Ability to work a flexible schedule, including evenings and weekends.

      3 years’ experience in on-site property management and 1 year experience as property manager.

      Must have background in supervision and successful track record of accomplishments.

      Neat, clean, professional at all times throughout the workday and/or whenever present at the community.

      Comply with expectations as demonstrated in the employee handbook.

      Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.

      Successfully pass drug test.
