- Experience with TIF/TIRZ, tax abatements, and gap financing evaluation
- Familiarity with GIS and market data tools (CoStar, Placer.ai) for demographic and market analysis
- Proficiency in Microsoft Office and data/project management tools (e.g., Salesforce)
- Excellent written and verbal communication and presentation skills
- Project and program management with ability to manage multiple initiatives
Responsibilities
- Implement TIF and revitalization strategies and project/financing plans for designated RTAs
- Conduct financial viability analysis, gap financing evaluation, and cost-benefit studies for development projects
- Negotiate and manage real estate development agreements and contract compliance
- Oversee financial projections and performance monitoring for existing and proposed TIFs
- Support Main Street America program implementation and build capacity for place-based nonprofits
- Engage and cultivate relationships with residents, businesses, developers, nonprofits, and government entities
- Prepare and present reports and presentations for TIF/TIRZ boards, City leadership, and community stakeholders
Education
- Bachelor’s degree in Business Administration, Public Administration, Economics, Political Science, Urban Planning, Real Estate Finance, or related field (required)
- Master’s degree in relevant field preferred
