Job Summary

The Corporate Real Estate Financial Manager is a pivotal role within the Bank’s Finance and Real Estate department, driving strategic real estate investment and portfolio management decisions. By translating complex lease and property data and financial models into actionable insights, the manager directly contributes to optimizing investment returns, mitigating risks, and informing critical business decisions, driving significant value within the dynamic corporate real estate landscape. This position requires a sophisticated blend of analytical expertise, advanced technical proficiency, financial modeling proficiency, and a deep understanding of market dynamics. This role evaluates potential acquisitions, optimizes existing assets, and mitigates financial risks, translating complex data into actionable recommendations that directly influence the company's profitability and long-term real estate strategy.

Job Responsibilities:

JOB RESPONSIBILITIES

  • Financial Modeling and Valuation: Develop and maintain sophisticated financial models to predict market and property-specific scenarios, conduct in-depth financial modeling and valuation analysis to assess risk and return metrics for potential and existing real estate assets, and devise solutions for complex financial problems or evaluate the financial and capital impact of proposed transactions.
  • Portfolio Management and Reporting: Assist in budgeting and forecasting processes related to leasing activities and property operations, generate monthly and quarterly lease reports, and oversee rent payment reconciliations, rent payments, and lease administration.
  • Collaboration and Strategic Support: Actively collaborate with internal stakeholders in accounting, finance and CRES, providing valuable financial perspectives and strategic recommendations. Work synergistically with internal teams to develop and refine comprehensive financial analysis and deal scenarios aligned with corporate objectives. Build and nurture strong relationships with key external stakeholders. Remain abreast of industry regulations and emerging trends and identify opportunities for process improvements.
  • Real Estate Tax: track manage and process all taxes. Actively challenge with municipalities for reductions
  • Budget management and reporting: Capital budget and department budget creation and oversight including all major projects and ongoing OPEX.
  • Responsible for talent management functions including: employment, performance evaluations, staff development/training, disciplinary actions, succession planning and ensuring all staff comply with compliance requirements.

ADDITIONAL ACCOUNTABILITIES

  • Performs special projects, and additional duties and responsibilities as required.
  • Consistently adheres to regulatory and compliance policies and standards linked to the job as listed and complete required compliance trainings.  Accountable to maintain compliance with applicable federal, state and local laws and regulations.

JOB REQUIREMENTS

Required Qualifications:

  • Education level required: Undergraduate Degree (4 years or equivalent)  Finance, Real Estate, Economics, Statistics, Accounting, or Mathematics.
  • Minimum experience required: 6+ Years relevant experience in a high-performance, fast-growing organization including experience in development planning, strategic investments, and familiarity with the local real estate market are crucial.

Preferred Qualifications:

  • Education level preferred: Master's Degree (or Postgraduate equivalent) Finance, Real Estate, Economics, Statistics, Accounting, or Mathematics.
  • Experience preferred in Financial Planning and Analysis (FP&A).
  • Knowledge in CoStar real estate software and Prologue accounting software is highly preferred.

Job Competencies:

  • Expert-level proficiency in Microsoft Excel is paramount for financial modeling, data analysis, and forecasting,
  • Real Estate Specific Platforms: Proficiency in industry-standard software such as CoStar for valuation and feasibility studies, and property management, investment management, and lease administration.
  • Business Intelligence & Data Visualization: Experience with tools like Microsoft Power BI and Tableau for creating interactive visualizations and dashboards to present market insights and portfolio performance.
  • Accounting and Finance: Proficiency in Prologue accounting software and API interfacing preferred.
  • Office & Collaboration Suites: Mastery of Microsoft Office Suite (Word, PowerPoint, Outlook) for reporting, presentations, and communication. (Insert knowledge/skills/abilities required)
  • Analytical and Quantitative Skills: Demonstrated strong analytical and quantitative capabilities, including exceptional problem-solving abilities, a logical approach to complex data, and a keen eye for detail and precision. A solid understanding of core real estate financial concepts like cash flow analysis, capitalization rates (cap rates), and price-to-rent ratios is fundamental.
  • Communication: Excellent verbal and written communication skills are essential for interacting with all levels of the organization and external stakeholders, including active listening and the ability to articulate complex financial concepts clearly.
  • Collaboration: Strong business partnership skills and the ability to work effectively with diverse teams, both independently and collaboratively. Effective engagement with internal stakeholders is crucial for gathering accurate information, securing support, and ensuring strategic alignment. Collaboration with external partners is essential for providing valuable financial perspectives, guiding decision-making, and building strong, lasting relationships.
  • Organization and Time Management: Robust organizational skills, disciplined project management, and a meticulous focus on accuracy are critical for managing multiple projects and meeting rigid deadlines.
  • Scenario Analysis: The ability to understand multiple perspectives in a deal and consider multiple scenarios to make a recommendation.
  • Focus and Persistence: Patience and persistence are vital for navigating lengthy deal cycles and achieving long-term investment goals.
  • Key Stakeholders: The Corporate Real Estate Financial Analyst operates within a dynamic organizational structure, necessitating extensive interaction and collaboration with key stakeholders:
    • Internal: Senior Management and Leadership, Sales and Marketing, Operations, Product Development, Legal, Accounting, Construction, and Facilities teams.
    • External: Developers, Buyers, Sellers, Brokers, Property Managers, Landlords, Tenants, Suppliers, Vendors, Communities, and Governments.
  • Strategic Objectives: Drive more strategic, data-driven decision-making and achieve improved business outcomes in real estate. Identify weaknesses in the business model or portfolio and provide insights for better business decisions.
  • Leadership: Ability to supervise, coach, and motivate staff to meet strategic goals of team.
  • Up to 15% travel
  • Physical demands (ADA): The job requires a moderate degree of physical exertion and stamina such as standing, sitting, walking, driving or infrequent lifting.
