About the Role
A fast-growing, tech-forward property management company focused on single-family rentals is hiring a Senior Turn Manager to lead end-to-end turn execution. You'll manage a small remote team, oversee vendor performance, and ensure every home is market-ready-on time, on budget, and defect-free.
This is a phone-heavy, results-driven role that demands strong leadership, deep maintenance knowledge, and total ownership of the turn process. You'll work closely with contractors, vendors, and internal teams across multiple U.S. markets.
Success in the first 3-6 months looks like:
Driving turn cycle times down by 10-15%
Achieving <3% budget variance across all projects
Eliminating rework through better vendor oversight and quality control
Key Responsibilities
Team Management
Directly manage and mentor a remote Turn Coordinator
Set performance goals, lead weekly 1:1s, and build a culture of accountability
Turn Project Ownership
Own the full lifecycle of turns: from inspection review through final punch-list signoff
Spend most of your day coordinating via phone with vendors, residents, and internal teams
Budget & Financial Oversight
Create and manage detailed turn budgets
Approve, negotiate, and challenge contractor estimates to prevent budget creep
Technical Scoping
Accurately scope and troubleshoot complex issues (HVAC, roofing, structural, mechanical)
Vendor Management
Enforce SLAs and hold vendors accountable for quality and timelines
Source and onboard new vendors as needed to maintain market coverage
Quality Assurance
Review inspections and photos to ensure standards are met
Flag poor workmanship and require rework before properties go live
Reporting & Continuous Improvement
Deliver weekly KPI reports (cycle time, budget, defects)
Identify process gaps and implement improvements proactively
Requirements
5+ years in property management, with a focus on single-family home turns
2+ years in a fully remote leadership role
Experience managing turn budgets or owning P&L
Track record of coaching remote team members to high performance
Strong negotiation skills and ability to enforce timelines and quality
Tech-savvy: PM software, project tracking tools, video inspections
C1+ English; strong verbal and written communication
Able to manage high volume and tight deadlines calmly and effectively
Self-directed, resourceful, and solutions-oriented
Preferred Qualifications
Experience scaling vendor networks across U.S. markets
Background in construction management, estimating, or trades
Familiarity with U.S. landlord-tenant law and code requirements
Data-driven and fluent in interpreting operational dashboards
