Assistant Preconstruction Manager

Overview

The Assistant Preconstruction Manager (Industrial team) assists the bidding of construction projects by preparing proposals and estimates for new projects and soliciting subcontractor bids. The Assistant Precosntruction Manager reviews and verifies accuracy and completeness of all project documents received and will also assist in performing quantity take-offs, constructability reviews, and value engineering analyses for all projects assigned. The Assistant Preconstruction Manager will play a key role in departmental initiatives and improvements

Responsibilities

The Assistant Preconstruction Manager is responsible for:

• Executing preconstruction processes and procedures
• Performing check-set on drawings
• Creating and uploading bid solicitation and forms, subcontractor solicitation, collecting and analyzing subcontractor bids, and subcontractor contracting
• Ensuring the set-up and organization of documents in Planswift
• Performing quantity take-off and inputting estimate data

Short Term responsibilities include: 

• Supporting traditional preconstruction services through conceptual estimating and bidding to become familiar with Brinkmann procedures, culture, pursuit strategy, and market types.
• Piloting VDC procedures and protocols; as well as participating in long term planning associated with VDC implementation at Brinkmann. 
• Long term goal is to support and integrate VDC procedures in preconstruction and operations through VDC/BIM expertise.

The Assistant Preconstruction Manager provides support for:

• Conducting P-File set-up process
• Confirming project location licensing requirements
• Reviewing project location tax requirements
• Establishing appropriate job personnel for project
• Determining appropriate construction methods
• Completing design review/analysis and identifying value engineering opportunities
• Creating VE Log, if applicable
• Creating qualifications document
• Logistics planning
• Creating the Preconstruction schedule
• Creating presentation, interview, and RFP proposal materials
• Reviewing insurance and bonding requirements and confirming compliance or project specific cost impacts
• Creating presentation materials
• Preparing bid proposal
• Establishing a profit/risk plan
• Reviewing and negotiating contracts
• Evaluating the final bid and subcontractor selection
• Obtaining permits
• Reviewing long-lead materials for early procurement
• Scheduling, facilitating and documenting subcontractor buyout meetings and Pursuit Post Mortem with Pursuit Team
• Providing subcontractor bid results and feedback
• Creating and documenting project unit cost sheets
• Conducting subcontractor prequalification process
• Managing SmartBidNet sub-list data
• Saving and organizing documents within P-Files
• May be asked to serve as a mentor to new hires during onboarding
• Other duties as assigned

Qualifications

• Bachelor’s degree in Construction Management or Civil Engineering
• 1-3+ years of estimating experience in commercial construction
• Demonstrated knowledge of construction principles/practices required
• Demonstrated interpersonal skills
• Excellent communication skills, both written and verbal
• Proficiency with computer applications including Microsoft Office suite and SharePoint

Working Conditions:

• The Assistant Preconstruction Manager's work is primarily performed indoors out of a main office or field office at the construction site; occasionally outdoors in various weather conditions with some exposure to health or safety hazards, including noise level may range from moderate to loud.
• Light physical effort is required, including the handling of objects up to 20 pounds and some standing, walking, sitting, talking and/or hearing.
• Construction site will change or vary and/or position may require travel.
• Environment will be demanding and fast paced

Salary for this position starts at $95,000 and up depending on experience.
